Welcome to On a Date with a listed company on the Zimbabwe Stock Exchange (ZSE).

Dating is a critical stage to any investor considering to take a position on any asset class even shares.

THREAD: On a Date with Mashonaland Holdings (MH)

#1. History,

1966, Mashonaland & Provincial Trust and Mashonaland Real Estate merge to form MH.

1969, Listing on the now ZSE being the first property company.

1987, acquires land in Ruwa and a satellite town east of Harare is born built by MH.

Integrated brick making and complementary businesses now Willdale and Powerspeed

2000s the business is at the brink of collapse. A turnround plan is put into action divesting non-core assets.

Willdale & Powerspeed are unbundled from MH listing separately.

The turnaround plan was spearheaded by Godfrey Gomwe a former CEO of Anglo American plc' s thermal business.

In the plan MH acquired a number of priced properties that were once owned by Intermarket, Anglo American, Richard Ellis & property minorities

The properties acquired from Intermarket included ZB Life Towers, ZB Centres in Harare, Bulawayo & Mutare.

Charter House was previously owned by Charter Properties a wholly owned subsidiary of Anglo American Zimbababwe

#2. Operations,

A leading property Investment, development and management firm.

MH provides solutions to the retail, commercial and industrial sector.

Group's assets are in these sectors,

Retail 6%
Industrial 43%
Residential 3%

Retail

Develops acquired assets and leases to retail outlets. Some of the assets include,

1. Corner 1st Street & Speke

The building is leased out to Edgars' Jet Store.

2. Houghton Park

A compact neighborhood complex with two separate buildings.

Industrial

Develops acquired assets into lettable warehouses and factory shells.

Some of the assets include,

1. Kelvin Road North, Graniteside

2. Bluffhill Industrial Park

3. 80 S. Mazorodze

4. 102 Lytton Road

5. 436 Ruwa

Specialised

A double storey designed for medical practitioners in the Avenues area of Harare.

Offices

A number of office buildings in major cities are owned and managed by MH.

Notable asset in this asset class is the 19 storey building built on the site of the original Meikles Hotel.

Residential

Purchases undeveloped land in residential zoned areas and builds houses.

Developed and undeveloped residential sites include,

1. Ronica Mews in Vainona, Borrowdale.

2. Ryelands close to Sam Levy's Village.

3. Mashview Gardens in Bluffhill

25.28% is owned by a subsidiary of ZB Financial Holdings.

18.77% is controlled by Africa Enterprise Network Trust.

A fund created to hold dividends declared but not paid to shareholders during the hyperinflation era.

These funds were utilised to purchase shares of listed ZSE counters.

9.20% are held by Mashonaland Holdings itself

6.61% owned by Mega Market the company behind a FMCG household brands such as Ekono, Mega, Top Chef and Ideal

#6. Share Price,

2.99 ZWL per share as at Dec 28.

0.91 ZWL per share at the start of the year.

230% gained to date.

33rd on ZSE ranking according to performance to date.

36th most traded stock in the past 3 months to Dec 28.

1,859,073,947 issued shares

#7. Pitch

Holds multiple number of undeveloped properties for future development in Harare, Ruwa, Bulawayo, Kwekwe and Nyanga.

Developing of Chiedza House into a co-working space in line with current trends around the world.

Good quality anchor tenants.
