-Deurbanization as house prices in cities have become nearly affordably for Gen Y & Z and transportation technology increases.

Current asset allocation:
Been relatively cash heavy over the past year waiting for some sort of economic pullback and now am in a good position to execute. Had a few Aussie equities I sold for a slight loss last week, while I wait for cheaper prices.

Cash- Cashflow purposes
FI- Cashflow while gaining slightly more interest than cash.
Property/REIT- currently large dislocation between housing prices and REIT downturn. Buying real estate or REIT will depend on whether housing prices decreases.

US Equities- Big daddy of the world to continue esp. if Trump re-election.
