1/Creekside Gahanna, mixed use center in Gahanna, OH delivers a donut on the resolution of its 2014 CMBS loan.

Hatched as a redevelopment project for city owned land in downtown Gahanna in 2003, the winner bidder for the project sunk $60MM into it with a grand opening in 2008.
2/Despite a full 15 year tax abatement the Texas donut style condo never sold, and the occupancy cost of the retail space proved unsustainable.

It was sold in a foreclosure sale in 2012 for $10.5MM

It was later refied (or perhaps flipped) in late 2013 with a $25MM loan.
3/That loan in turn defaulted after 8 months. As of May 2020 , the commercial space was 76% occupied, and the MF was at 94%.

In its best year, the complex delivered 50% of the underwritten NOI.
