Wanna get into real estate flipping, but don’t know where to begin?

Here’s a step-by-step thread on how to get started

Find a house not listed on Redfin or Zillow. These are the properties that’ll have the most profit and least competition. You can do this simply by riding around your neighborhood writing down addresses
Get a loan to cover the purchase and renovation. You can get one of these loans with a 650 credit score and minimal down payment
Hire a contractor to do the repairs to the home. Make it nice and comparable to the other homes in the area that have sold for top price
Hire a realtor. List it online, receive offers, accept one, have your inspections done, and close. Collect your check. Everyone else does the work, you just hire and tell them what to do. You should make at least $40K doing this.

2. Put the property under contract. Do 0 work to the property. No paint, no labor. Simply put it under contract

Cost $0 + effort

When I dropped my course I did a $1K challenge. Anybody who closed a deal off the info from my course, I’m pulling up to your closing with a $1K check. First dude who closed a deal was local. So that was easy. I wanna travel now tho.

I ride past deals I’ve sold off all the time. I’m thru the city all day anyway so it’s no big deal.

I sold off this 6 unit building last year and made $10K the wholesale.

My 💰 was tied up at the time so I couldn’t keep the deal. I fucked up

I just looked back at the closing statement to remember how much I got that deal for.

$95K purchase

$200K rehab

$2.8K yearly taxes

Refinanced at 6% (commercial loan)

$2.2K PITI (monthly mortgage)

6 units would have brought in $1,200 EACH. ($7,200 total)
