Most low-cost housing in Karachi is in 'Goths', which are spread across the city. The land in goths is not leased, have a file & provide living space for all.

If the gov. is serious about low-cost housing finance, this is what really gets you affordable house ownership

Ballpark estimate. A 60 sq. yd. 🏠 Accommodates a family of 5 & costs c. PKR 450k or so. Most working class can't buy this upfront. But a gov. subsidy directed at this through mortgages & lease can make all of them home owners This is real transformation, not Grove Residency

Maybe @MahimMaher or @itsnotrida can shed more light on this. How the same can be structured, or formalized enabling housing finance either through Banks, or through housing finance companies. They all pay rent -- which can turn into an installment and count towards equity.
We don't need new mega cities on an island, or on a river for the rich. The existing city needs infrastructure spending, whilst land needs to be regualarized for existing citizens. This is not a spending problem. This is a lack of political will problem.
All high powered committees have folks who have no skin in the game. Being a retired Colonel or General does not entail skin in the game. They have never lived in a low cost area. Housing for everyone needs to move beyond a DHA/Bahria mindset.
Folks living in goths don't even have a permanent address, because the States thinks no one lives there. Without a permanent address, you can't even open a bank account, and so on. You want financial inclusion, maybe start treating and counting humans as humans
In goths, there already is a thriving property market. They also sell files. But no bank will provide mortgage there, because it isn't leased. Meanwhile, a local moneylender can give you funds at 50%+ p.a., and exploit your situation. Access to capital is severely restricted

Why can't I sign-up & pay? What's with the walled gardens?

Here is someone willing to pay for a subscription, to get some base level data which ideally the exchange should be offering in a half-decent format. But no -- how can we take money from someone without making them go around in circles, and annoy them with random forms.

Yes, I can get data from my broker, and tons of other people. But that's not the case for an average retail investor. Literally no one cares for the retail investor, whether that be the Exchange or any of the data companies pretending to do something.

Islamabad exists ten miles out of Pakistan. It's slow. It's lethargic. Laziness is in the air. Those running Islamabad rarely move beyond Sector E & F. Cannot match the speed, agility, and work ethic of Karachi. Moving things there will be a disaster. This will not end well.
Meanwhile, PPP has destroyed Karachi. Absolutely no development work. No public transit. No base level infrastructure development. The federal doesn't care either. Quality human capital is emigrating. Meanwhile, PPP inaugurated a new chowrangi at Zainab Market.
Islamabad starts working at 10.30 am. Karachi starts at 8 am. Islamabad goes to sleep at 10 pm. Karachi never sleeps. Islamabad is pro-rich, pro-privilege, you can't even get a rickshaw there. Karachi welcomes everyone from all over the country, & they all grow & hthrive here

Updated data & chart for NI(U)T. Longest running dataset for equity returns in Pakistan w/ KSE-100 only launched in 90s. Annualized Return since 1962 is 13.93%. Latest NAV used is as of 17-Sep-20.

Data can be used for calculation of Equity Risk Premium as KSE100 was launched only in 90s & NIUT has always had a diversified portfolio. It be used as a proxy for long-term equity returns & long-term through the cycle risk premium.
