Going to start a thread with some cold calling tips, if you want to try out some direct to seller transactions. This is what I have learned over the past four years of cold calling, and what has given me the opportunity to purchase some great deals!

Software, software, software. I cannot stress this enough, in todays age in RE you have to be using software if you want to get in touch with a high volume of owners. Costar and Reonomy are two of the best ones to use.

Target a market that makes sense to you. For example, I just don't understand the value in Arizona right now, so its not a market I call, its not my niche. Figure out where you can see value first and foremost. Then start hammering that market, everyone is different.
