Unfortunately it’s going to get bad. For example in the past,we would immediately cancel or not even write a contract if we found you aren’t qualified. Over the last 3 months, 90% of what we are forced to write are unqualified contracts because the qualified buyers are gone!
Those unqualified buyers won’t be able to close. So what we are seeing, most new sales are worthless. But we have a gun to our head, if we don’t hit our quota of 3 to 6 houses sold a month we will be laid off or terminated. So we have to write them, but they wont close!
The base prices are to high but we cant drop the price bc the backlog under contract won’t appraise. So we are doing incentives. But incentives stopped working months ago. So builders are stuck and if we drop prices the already bad loan contracts will be that much more, well BAD.
Builders started mass terminating for missing quota & billing reps saying we owe thousands bc we are paid 50% of our comish at contract and 50% at closing.If we leave we have to pay back the 50% front end. But if we sign a non disclosure they dont make us pay it back. So we are🤐
But I’m done watching this sh** show and not saying anything, follow me and I’ll post what else I see happening from the inside. Background I’ve been selling since the mid 2010s for a big builder in a few different large US markets.
