Ex: $1.5MM purchase price, biz value needs to be $300k min.
After you sell the biz, the rent you collect has to cover the note plus a profit

Seller has 5 days to verify sales
Find a tenant to sell the biz to
If I don’t have a buyer I go to the next step
Days 30-60 are BIG!!

Put deal under contract with the biz buyer - save time and have the lease ready!
Get $25-50K EM non refundable after 10 days from the biz buyer
If I don’t have a buyer by the end of day 60 I'm out
Days 60-120
Send the deal to the bank for underwriting I’ve got my buyer!
Apply for license and permits
Complete due diligence
The closing -
The entire deal is subject to financing and satisfactory due diligence
I close the deal for the biz first, subject to me closing on the property
The money’s in escrow, the attorney uses the funds from the biz as my down payment
I now own the property - collecting rent - no down payment - took the depreciation and on to the next one.
Meanwhile everyone's scratching their head??
