Want to make your house look 75% better?

Make rules and Follow them!

Here are 8 rules you can follow to create an eye popping theme: Oak House by Kennedy Nolan
1. Follow a color scheme.

Pick 1 primary (exterior or interior) and 1-2 accents

Commit. Be brave.

2. Use a unique texture & repeat it 3 times.

Take concrete for example. You could have a concrete fireplace, a concrete shower, and a concrete bench

Could do the same with tile, or stone or plaster

3. Repeat the same wall sconces throughout an entire space/floor (at least 3-4 lights)

This creates the "hotel" effect.

I talk about this all the time and will only quit once it stops looking so dang good. Image
4. Matched lights outside

Just as you want to create a theme inside w/ fixtures, you can do the same with lamps or lanterns outside.

This adds so much mood.

5. Buy the same chairs for the front & the back

This will give you the "resort" feel

6. Choose 2 feature landscaping plants.

A grass and one other.

Plant them all over your property. Could mix in a couple others as well but there is serious power in numbers

7. Pattern reference

Let's say you choose something like "stripes"

Have 1-2 striped objects in each bedroom and match 1 color on each

8. Shape

Find a shape you like. Repeat it a bunch of times.

Could be a water vessel. Could be a sphere. Zillion ways to do this!

To conclude- the best communities, buildings & rooms have Rules.

These help everything work together in harmony.

Whether it's your personal pad, STR or apartment development, making rules and intentionally following them is what makes something great.

Don't turn your house into a time capsule.

What do I mean by this?

I was recently touring a house in my neighborhood that was built in 2023 and I'm walking through and everything in there is brand new...

The couple had bought all new stuff right when they moved in.

Some of it was really great, but I couldn't help but noticing as I was walking around that space..

this feels a little sterile.

There's no story here, it's a time capsule of things that were popular in 2023.

How to hang art like a pro:

First is most homes would be better served by larger art.
3x3, 4x4, or even larger. A great option for inexpensive big art is a large map or wall hanging.

Center of the artwork to be about 60 inches about the floor

More than one piece, like a gallery wall?

Space them just a couple inches apart.

Lay things out on the floor first to figure out arrangement.

if you're hanging art over furniture, the art should be about two thirds the width of the furniture.

Leave about eight to 10 inches between the bottom of the artwork and the top of the furniture.

If you don't know about the Golden Ratio, you are missing out.

It's basically a 60/40 rule.

Here's 6 ways to use it to design better homes and projects:

It helps you choose how much furniture goes in a room.
60% of the floor area should be furnished and 40% should be open.
More will feel cramped and less will feel underfurnished.

You can go really deep with this.
If a sofa takes up 60% of the seating in a room, accent chairs should make up the remaining 40%.
A coffee table should be 60% of the size of the sofa it serves.
On that coffee table, 40% should be decorated and 60% open.

So you want to pick four or five things that look really good together.

Find things you're interested in, find wood you like, materials that you like, things from nature

Lay it all out on a table and pick out four or five things that look really good together.
