Welcome to the first report from Gay Bear Research! Today's report evaluates what truly predicts the movement of national housing prices in the United States. 🧵 TLDR: 26/33 & 27/33
1/33
A quick explainer on housing prices: one of the main indices used to track the price of housing in the United States is the Case-Shiller Index. The underlying methodology of this index is to compare repeat sales of the same homes to measure home pricing trends.
2/33
I ran multiple linear regressions against Case-Shiller data using a bunch of different independent variables to identify which variables have high significance (low P-value) and a high correlation (high R squared). All data comes from FRED.
