Here's a housing🧵to chew on over weekend. Mid-June update from 100+home builders across country. 1) rumblings of price ceiling. 2) slightly shrinking pool of qualified buyers. 3) some home releases not selling out immediately. 4) normal summer slowing as vacations take priority.
#Austin builder: “Some interest lists are shrinking & others are not. Seeing buyers who are no longer able or willing to afford the monthly payment. Definitely seeing attrition here. Frustration that prices continued going up without an opportunity to purchase.”
#Dallas builder: “Interest lists are definitely shrinking because of pricing. Some drop off is happening due to price. But the re-sale market is still so tight it hasn’t dropped substantially. Extremely concerned about pricing going forward.”

#Charlotte builder: “Paused sales from mid-May to mid-June in all communities & will selectively release homes for sale in the last 2 weeks of June & coming months. Sales look lower vs. last month but was capped due to limited lot availability & no inventory.”

Here's May mid-month home builder channel check I hinted at earlier. Builders are pushing prices w/little pushback, though some starting. Some builders are using price escalators & highest/best offer. Many limiting pre-sales, shifting to spec, & pricing home later in build cycle.
#Dallas builder: “Not selling build jobs in May, starting specs only, and not selling until drywall. Costs are too out of control for us to take the inflation risk on build jobs. So sales are way down.”

Averaged across all 63 largest city and town centres in the UK, by the end of September worker footfall was at 1⃣9⃣% of pre-lockdown levels, which only represents a 2⃣-percentage point increase compared to a month ago.…

In 2005, I set up a business selling CDs, namely mixtape CDs after graduating from Uni.

In 2006, my home was raided & my business was stopped. They said the CDs I was selling were in breach of copyright.
It was a complete shock as the exact same CDs I was selling were prevalent on most high streets and supermarkets. They were selling in their thousands in places such as #Tesco & #HMV. And #Woolworths were the actual UK Distributor of these CDs.

Myth 1: ‘HS2 only saves 20 minutes to #Birmingham’. FACT: #HS2 services will call at 25 stations in England and Scotland connecting 30 million people. It also frees up space on the existing network for more frequent stopping local services benefiting those who may never use HS2.
HS2’s budget is spread over 30 years and evens out at less than the annual roads budget. We will support 30,000 jobs at least 2,000 of which will be apprenticeships. The arrival of #HS2 is spearheading economic growth and is expected to create nearly 500,000 jobs around stations.

Capacity: #HS2 will add vital capacity to our overcrowded #rail network by placing long distance services on their own pair of tracks. This will create thousands of extra seats and space for more local, commuter and #freight services on the existing #railway. Image
Carbon: #Rail is the low carbon option for long distance travel, with #HS2 taking cars and lorries off the road. HS2 emits 17 times less carbon than the equivalent domestic flight and 7 times less carbon than the equivalent car journey.

In 2015 #Birmingham created a city minimum wage of $10.10 an hour after the state refused to create a minimum wage higher than the federal $7.25 an hour wage. Days later, the state passed a new law voiding any attempt by cities in #Alabama to raise the #minimumwage.
We submitted an amicus brief supporting a lawsuit filed on behalf of two Black worker making less than $10.10 an hour in Birmingham. Today an appellate court panel ruled to dismiss the case.
