1 in 4 flippers sold their homes for LESS $$$ than expected in our 4Q22 survey. Elevated rates and falling home prices are scaring buyers wary of buying on the way down, but investors are clearly looking to acquire now and refinance later. šŸ§µFlipper comments to follow ->
#Austin flipper: ā€œAustin has an overinflated housing market that is compounded by elevated interest rates. This has resulted in a downward spiral in qualified buyers. The fix and flip market is pretty much gone. Prices in most areas are down about -30% or more in recent months.ā€
#Baltimore flipper: ā€œWeā€™re looking forward to a big 2023. I hate to say it, but a lot of itā€™s going to be on the backs of consumers with hardships, or circumstances where they have no other options. But thatā€™s our bread and butter.ā€

*Googles how long does it take to build a bridge*

Oh dear. My #Sanibel is not going to make it.

There is only one bridge on and off my hometown of #SanibelIsland.

And while it is being rebuilt, what will Sanibel's economy run on?
Sanibel has one industry: tourism.

Who will visit? How will they get there? Where will they stay? What will they do? What will they eat?

The answers to those questions represent thousands of jobs that will not come back for a long time.
These are mostly low-income and working class jobs.

The people who did them last week need to make money tomorrow.

They can't wait until the bridge is rebuilt. They'll have to find work elsewhere.

June home builder sentiment and survey results are in. Top themes: 1) A lot more new home buyers cancelling. 2) Price cuts becoming fairly common. 3) Drop in demand finally cooling construction cost pressures (builder layoffs also happening). Market commentary to followā€¦
#Atlanta builder: ā€œSomeone turned out the lights on our sales in June!ā€
#Austin builder: ā€œSales have fallen off a cliff. Weā€™re selling 1/3 of what we sold in March and April. Trades are more willing to negotiate pricing since market has adjusted significantly past 60 days.ā€

Kudos to @CASAforall and the whole @npnewamericans coalition for their Naturalize Now campaign to help 1 million legal residents become U.S. citizens as soon as possible.

Unfortunately, whether you can complete the #naturalization process before Election Day 2020 depends on your ZIP code. If you happen to live in #Minneapolis, #Houston, #Dallas, #Miami, #FortMyers, or #Seattle, it may already be too late. Absurd but true:

DHS spox "blamed agency backlogs on a doubling of pending cases during the Obama administration, saying their numbers had reached 700k at the start of 2017. Waits are more a function of higher application rates than slow processing, she said."

Here's why that's nonsense...
