Marie Jefferson has scraped out a living for 20 years in Little Haiti running a botanica — a distinctly Haitian combination of variety store and vodou dispensary. (THREAD)
Now, at age 62, Jefferson is struggling to hold on to her business. “Rent is up high. … I feel stress, terrible. I don’t have enough money.” hrld.us/2oCOikX
What happened? Investors, lured by cheap land prices, purchased the strip of shops on Northwest Second Avenue. They cleared out all the tenants, including Jefferson, another botanica and a fried-chicken eatery, and renovated the building.

If you’ve ever rented or bought a condo in South Florida, chances are you’ve had to pay an application fee. If you paid over $100, you were ripped off. (THREAD) hrld.us/2M0tpIk
Condo associations can charge people applying to buy or rent a unit a max of $100 per person under The Florida Condominium Act. But a 2016 @MiamiHerald analysis found many buildings were gouging tenants and buyers with fees anywhere from $125 to $625. hrld.us/2LW5SIL
In a region that has become one of the least affordable places to buy or rent in the U.S., the illegal application fees are just ‘more salt in the wound’ — and potentially discriminatory. #PricedOutofParadise hrld.us/2XfblOs

For renters, Miami-Dade County is the most expensive metropolitan area in the United States, but homebuyers have it better. (THREAD) #PricedOutofParadise
Still, buying isn’t cheap. In Miami-Dade, the median price for a single-family home is now $372,000, while the median price of a condo is $249,500, according to the Miami Realtors Association. #PricedOutofParadise
Despite those high prices, some neighborhoods still offer strong value. #PricedOutofParadise hrld.us/2LW8gPw

Liberty Square resident Sharon Gregory was skeptical. She had lived in a public housing unit for 17 years, tired and scared of the violence that has plagued one of the oldest housing projects in the U.S. (THREAD) hrld.us/2J3CZdk
So when developers came around 2 years ago with plans to replace the dilapidated homes of Liberty Square with new apartments, she didn’t believe them.

“I knew they were not going to build anything like that for us. We’re public housing. They don’t do that for us.”
Then came Saturday, when Gregory was handed the key to her one-bedroom apartment in the new Liberty Square. When she opened the door and saw the polished floors and shiny appliances, she burst into tears.

Her rent remains the same as it was before — $147 per month.

Couple that with some of the lowest wages in the U.S. “The Miami metro area is among the poorest paid,” one economist says. Even high-skilled professions earn less.
