This may be selection bias on our part, but for #vanre we do not see the same Armageddon scenarios as outlined in this piece.

Based on Macdonald Property Management's (macdonaldpm.com) sample of over 2,000+ rental properties that we manage in BC, we see the following:
In contrast, the commercial landscape is much more challenged:
Sample size is nearly 3,000 properties in BC, predominantly in the Lower Mainland, representing about $5 billion in assets under management.
From our perspective, we don't see a wave of residential evictions coming due to non-payment of rent. Our portfolio shows almost everyone is current.
We can hypothesize whether that's strictly because of gov programs (CERB) providing a floor for renters. So when these programs run out, there may be additional challenges for residential landlords, but not as of yet.
The immediate challenge is being experienced by retail tenants and landlords. This is the front line of COVID shutdowns.
Interestingly, it's the large retailers that may be the biggest problems for landlords: They take up huge space that is difficult to release, pay a big portion of landlords' financing and common area costs, and decisions are being made far away with little room for negotiation.
