I’ve probably learned more from @FortWorthChris about commercial real estate investing than anyone else in the past 18 months.

We recently sat down @Juniper_Square for a 2-hour conversation about his philosophy on investing and what’s worked for him.

My top 10+ takeaways 🧵⤵️
1) The power of Twitter

Building a community here makes it easier to do things.

The wider and deeper the community you build, the lower the friction in meeting new people and getting your message out.

2) Capital is being democratized

For so long, there was no infrastructure or technology to provide easy access to deals. People who had money didn’t necessarily have visibility into investment opportunities. Now, more can at least see they exist.
"There are hundreds of billions of dollars of capital that's never made its way into institutional quality deals, that now has visibility and access to at least see that they exist.”

We’re in the earliest innings of this trend, with millions still left to get into the game.
3) Focus
Chris has seen the companies growing the fastest and doing the best have a singular focus

4) Work with the best people

"We think first and foremost about how we can attract and retain the best on our team.”

Great people want to be given an environment to do great work and really don't want to be micromanaged.
Something Chris and his team thought deeply about before hiring anyone is, "Would I work for this person?”

If the answer was no, there was some digging to do.
5) Disruption is coming

To property management: "It's crazy there's no global property management brand in a world where service and hospitality are so important.”

To title companies: "I don't get why they still exist with things like the blockchain rising.”
6) The blockchain will play a big role in real estate

The tokenization of properties will open up new ways to finance assets.

"Just like you can take a company public, you will be able to take a single building public."
But there's also a role for the blockchain in property management.

Today, if you buy a building and ask the seller if they paid their bills, fulfilled tenant requests, and maintained it well, they could say yes and show some receipts or emails, but...
"What if all of these things were timestamped on the blockchain as they happened?"

Because you can't fudge data on the blockchain, knowing how an operator is really operating could lower insurance costs and lower the cost of capital.
7) Real estate is a function of human behavior

Pay attention to what's going on around you and make decisions based on that rather than the next headline that you read.

Do I want to be in industrial? Go watch if people are buying more stuff online or not.

8) Treat investors like VIP customers

One of Chris’s early mentors told him that treating his investors like highly-valued customers would serve him well in the real estate industry.

"Too many investment managers do not give investors the attention that they deserve.”
Managing people’s hard-earned money deserves an experience that reflects that.

“The investor experience is probably the most underrated thing in real estate. People that focus on it do extremely well. They can raise capital because it's a capital-efficient business.”
9) The five-minute goal

The goal at @FortCapitalLP is that investors can participate in an investment deal in five minutes

Technology is key to enabling that

Chris and his team used @juniper_square to provide all information in a data room and enable signatures via DocuSign
10) Security matters

When people fill out sub docs, they give a lot of their information. Keeping that secure is important.

"There's a lot of legal ramifications if you let personal information out. Juniper Square gave us the ability to process data in a secure manner."
11) The best technology in the world is useless if it's not used

"Too many people think you just see a demo, press a button, and instantly get all the benefits"
