Found the back story on the former Glendale Children's Home and the murder there in this YouTube video.
I suppose you could start off with sort of a Haunted House-type operation and then eventually renovate the buildings into housing/condos for the factory workers? Maybe a daycare center too on those 8 acres?
If it's a tear down, maybe use it initially as a film set for a horror movie or two? Per the video, it used to have other buildings that were burned down for fire department training after the orphanage closed down.
