Today I am glad I helped 2 friends dodge a bullet.

In short, we will redesign a house they had to a reasonable size.

Initially,the Master Bedroom was 10 metres long. If you are not careful, you can be made to carry burdens you cannot afford for 15 years straight

Look. You don't need a 350 square metres house as your First Build.

Even 250 Square Metres is too generous.

What else can you do with extra Kes. 5 million?

1. Use a house as a ladder to your Financial Goals.
2. Solve for what you need.

You don't prove anything by stressing.
I wish I could catalogue all the major estates in Nairobi and indicate the overall floor areas

They will all cluster between 70 square metres and 150 square m

In theory, it doesn't sound like this. In practice, one can live just a good life in 100 square metres.

Even if you are coming into sudden wealth.

Don't build the largest house you can afford.

Build two and sell one at the price of two.

Turn in the proceeds and stay in play. Build. Sell. Build. Sell.

As I have understood it,we build so that we can support the functions of life.

And to live a Good Life.

A good house + a bad life is a failed project.

To raise this alarm to folks who have not built before is a moral duty (Even though it comes at the expense of losing a job)
And the superficial test for a potentially bad life is a overdesigned house that must be paid by years of debt.

I try to smell weather one can afford what they wish to build.

Then point the alternatives. But also let the ego win: If someone wants to be burdened, it is OK
A worthy ideal provides good stress:
Striving to provide shelter to yourself and loved ones within your means + or - 15% of your means is good.

A bad ideal provides bad stress:
Striving to prove a point to Kamau at 200% your earning capacity is bad.

Either way, you decide.

Early last year when I realized land was very cheap in Rural Kenya,

I did this tiny sketch at the back of a book I was reading 📚.

This is based on 1 acre. About 105m long by 42m.

The 3 eighth plots at the bottom are the living quarters and 1 to 6 are commercial.

At 27 Square Metres, this house is 7.4 times smaller in footprint than the size of a typical house of a middle class family in Kenya

Can be built in 1 week

The size of the family has significantly reduced, but we are still building bigger houses

Once you lock down the Spirit of a Place, the size doesn't matter.

Can you enjoy borrowed views?
Are all bodily functions met?
Does every user have a space to be themselves? (Bed, Shower, Sit)

The rest is fashion and politics.

When you take a set of say 6 rules you respect and internalise.

You suddenly become very aware when you violate the boundaries.
This idea is dangerous because authorship can be erased without consequence.

The rules just need to give you a clear relatable model of understanding the world.

Soon, they become second nature.
These few rules are like a boundary wall against the errors of human nature.

The picture here is that of keeping snakes outside that boundary.

The most common reasons people build Maisonettes are

1. To have less footprint on the ground.
2. To afford family members a common room upstairs
3. To fit the hype of a neighbourhood.
4. The aesthetic of Maisonettes is attractive.
5. To enjoy better views beyond.
The most important factor that affects the overall cost of a building is the Size.

Size is everything. From it are all costs resultant, from Consultancy Fees to Finishing Costs

One can fulfill optimum cost by reducing the most expensive part of a Maisonette : The Upper Floor

The beginning point of all to-build decisions should be, "Why?"

Not how many rooms.

Because the most important part of the house is the person and their spirit which inhabits and reflects on the material world (Interiors, Allocation of space, Function and Size of spaces etc)

I love using the example of the lowly because it covers everyone up the status rank.

Q. If i were a Cobbbler, how would i build my first house?

I would not declare it MUST be a 3 bedroom house. That would be a fatal mistake.

I would probably wish for a big tree to sit under.
