Masa itu james kerja kat bank for mortgage department... almost 6 years ago.

Dia recently contact james nak tahu refinance untuk settle bad debt.. Image
Apa itu refinance ?

Refinance maksudnya korang ambil bank value x 80% = the new loan amount - existing loan amount , lebih itu boleh jadi sebagai cash out.
Contoh bank value is 1 juta , bank max can finance to you is 800k , your outstanding assume is 300k sahaja … so cash out will be 500k.
Kenapa orang buat refinance daripada jual rumah tersebut ?

⚡️Refinance tak perlu cari buyer yang memenuhi loan syarat yang harga owner jual

⚡️Refinance tak semestinya buat tukar nama dekat perjanjian jual beli.
⚡️Refinance boleh reduce rate daripada existing loan to new loan kalau opr now is lower than last time kita buat loan rumah
⚡️Refinance amount based on bank value , sell house also based on bank value tetapi smart buyer they would negotiate with you might below your price expectation
Contohnya , now your house bank value is 750k , tetap buyer check recently transaction here baru 680k , so macam mana pun dia akan cakap : above 680k , he is not interested to buy.
By the ways , I’m glad that this clients know the purpose of he refinance the house is settled BAD DEBT which is good…
Tetapi kena faham juga extra cash out yang refinance kena bayar faedah kepada bank & tenure lagi panjang … bulanan akan jadi tinggi daripada bulanan sebelum.

Kalau rumah anda ada tenants then is the best scenario , at least can cover 50% of instalment , the rest you top up.
Sebaliknya , you tinggal sendiri & refinance rumah itu , make sure you got stanby bulanan budget untuk bayar refinance loan itu , bukan guna cash out itu untuk bayar… faham kan !

Ini nasihat daripada seorang perunding hartanah aka ex mortgage banker..
Selain itu , James dah suruh few banker kawan untuk assist him ,wish he can use method ini clear all his bad debt supaya tak beban lagi dengan hutang.

Banyak pemohon rumah pertama silap anggap ccris ialah bayaran yang TERUK.

Bukan pun.

Dia ialah salah satu pembaris menolong bank menilai pemohon ini ada tabiat bayar balik benda yang pinjam ke.
Jadi apa masalah kalau kita zero ccris record.

Majority bank tak berani untuk pinjam kita loan rumah.

Contoh : first time awak pinjam kawan 1k ringgit , awak hati pun mesti akan ada OS : mungkin ke dia tak bayar saya balik.

What is your replies is show you are giver or taker ??

1.) Perlu sediakan 15% capital of house price , kalau beli yang baru , some project boleh jimat kos di atas.
2.) First house buyer biasanya boleh dapat 90% , some even can get 95%-100% (Contoh : Rumah WIP & Selangorku & PPAM)

3.) Kalau awak perlu bayar 10% deposit tapi tak ada cash on hand.

Formulae DSR % = Bulanan Kommitment / Monthly Net Income.

Tidak termasuk sewa rumah bulanan , insurance , astro , Netflix , bill air electric unifi dan Coway ke cuckoo.
