Some seniors are facing 20% increase to their rents, which is egregious. It's allowed, of course, because of the 2018 loophole. Even though it's legal, it's damaging to renters & increases economic evictions.

Worth noting this loophole was finally closed in 2017 by the Wynne administration, then re-opened by the Ford administration in 2018.

The 2018 exemption is a failed policy. The argument was that it incentivizes development of rental housing. Spoiler! It does not. Less than 9% of all housing units built in Ontario from 1990-2017 were rental housing; 91% of housing built were for homeownership/condos.
