40r doesn't work as a prescriptive tool, takes 2 to tango to make the development works for both sides. #edc1214 (note if I tagged 1213 before that's a mistake, oops!)
There is money available for community willing to do 40r; transit location req'd, or previously concentrated development, or 'highly suitable' - see presentation doc to follow along with the example of the 40r #edc1214need to hit the minimum density #s to get DHCD approval
If you do a rental 40r, you should go for 25% to get 100% of the units to count. #edc1214
Town effectively submits the application, coordination with the developer/agency. Key question, should we do it? It is not an easy application but it can be done in coordination, draconian abutter bonding authority for appeals #edc1214
Nuances of 40r as an overlay district vs specific parcel and zoning options. #edc1214 doesn't have to be mixed use to do 40r, no requirement for, DHCD doesn't care about the commercial component, they want the housing
Don't need to have an overlay district prior, can go directly on a good proposal with a good developer #edc1214 recommends check on eligible parcel and if DHCD funding is available, once known makes it easier to go forward
No advice on how to reconcile the MBTA 10% requirements and 40r with 20 or 25% requirements, maybe the new administration will address this but not sure #edc1214
