Removal of indexation benefit on Real estate - Good or Bad ?

Today in budget
1. Govt removed indexation on sale of land property
2. Reduced capital gain tax from 20% to 12.5%

So first point is bad but second point is good for us
So lets check, overall Its good or bad ?

What is indexation

Indexation means adjusting your sale price as per current inflation

Check this table
If we take base year 2001-02 and take base value at 100
then in 2023-24 it was 331
and currently in 2024-25 It is 363

It means if u bought a flat in 2001 at Rs 1 lac

its current value will be considered 3.63 Lacs

If u sell it today at Rs 10 lacs
Then your capital gain will be considered
10 - 3.63 = 6.37 Lacs (With indexation)
10-1 = 9 Lacs (Without indexation)

So tax on you
20% of 6.37 = 1.27 Lacs (old rule)
12.5% of 9 =1.12 Lacs (new rule)

Every year central govt n all state govts presents budget.

Budget is nothing but statement of 2 things :
1. From where state will get money
2. N where they will spend

How can u get money ?

There r two ways
1. From ur job or business as salary or profit
2. Or by selling ur asset like land, gold, stuff or by taking loan line personal loan, home loan etc

If u understood this then u learnt 2 definitions

They are:
Revenue Receipt
Capital receipt

Like you, State also receives money by 2 ways n in financial terms its called receipts n there r 2 type of receipts

1. Revenue Receipts : Money received by all type of tax like income tax, GST, VAT, Excise, cess etc
