I’ve sourced & bought dozens of small businesses. They do $100M+ in revenue.

Most common question I'm asked is:

Where do you find biz's to buy?

Here’s a quick guide:
There are loads of online marketplaces for buying businesses:

• Flippa
• BizQuest
• Bizbuysell
• Acquire .com
• BusinessForSale

Just to name a few.

I love this method, I’ve used it.
Online marketplaces are approachable.

There’s something enticing about browsing a site and striking gold…
But honestly, my most profitable businesses have been found off-market.

Which brings me to my second most-asked question:

Where do you find OFF-MARKET businesses to buy?
Off-market deals come down to some combination of:

• Knowing the owner
• Getting a warm intro
• Doing so many cold calls you get frostbite
There are plenty of old tricks to get off-market leads:

• Spend time where SMB owners (think retirees) might be - meet them

• Utilize SMB resources - libraries, chamber of commerce, SBA offices

• Visit local biz's - find on google

• Scrape data - from yelp, google, etc
At my level, I have analysts who do the bulk of my deal scouting.

It is NOT a fast process.

Getting data for decent leads is time-consuming (& at times soul-crushing)

SO…
I bought a business that solves the problem.
It’s called Bizscout (→ bizscout.io)

• You tell them your zip code and the type of business you want to buy

• They give you a list of solid leads to reach out to with all available data

Annual subscription = unlimited requests for 1,500+ types of biz's.
It's a no-brainer.

Just 1 successful deal sourced from Bizscout = 10,000%+ return
Scared of a cold off-market search?

You’d be surprised how many owners haven't thought to sell..

Until someone asks them.

Off-market deals are everywhere.

Don't sign up for Bizscout just to stare at a blank search box.

Here are a few of my favorite types of businesses to get your search started.

This company raised $15M to become the Turbo Tax of estate planning.

• Problem: 60% US = no estate plan
• Solution: Digitize it
• Traction: 478,000 members, rev 2x'd

Here's the breakdown:
Is not having an estate plan a big deal?

Lowkey.

It causes:
• A messy & costly probate process costly
• Disputes among family members
• Inadequate guardianship protections

And, kind of a big deal:

$70trillion in assets will be inherited in the next two decades.
So why don't people just do it?

Well, estate plans are a pain to set up:

• Tons of paperwork
• Individual state and county guidelines
• No easy, affordable options that avoid 1:1 time with lawyers

Everyone wants to make money...

But most people don't speak the language of investing.

Here are 10 terms every VC knows but you probably don't (yet):
Equity Kicker

• A deal sweetener

• Lets you buy equity at a discounted price, because you invested today

• Kind of like when they throw in a free hot dog when you buy a car
ROFR

• Right of First Refusal

• It's the "Hey bud, that's mine" Rule

• Your contract gives you first dibs on buying before anyone else

• I love having these in my contracts

How I run my company (so it makes $10M+ every year).

The Biz Buying Content Flywheel: Image
1. Buy a boring business

I buy a laundromat (or HVAC company, or vending machine route, etc).

Rules:
• It’s already cashflowing day 1
• But it’s a little outdated
• Lacks a serious online presence or tech
2. Create content about it

I have ~3.3M followers across socials.

• I talk about the laundromat
• I share my plan for the laundromat
• I write my philosophy on boring businesses

Ever wondered what it's like to be a multi-millionaire at 20?

Well, I just read a kid's reflections on making 8 figures as a college student.

Here are some of the surprising takeaways:
First, some disclaimers:

• Not sure their real name, so we'll call them "Jason"

• They admit they have a wealthy family that gave them access + opportunity BUT none of this $ was inherited

Let's dive into what he learned:
1. Beware of intergenerational wealth.

You get lazy and devoid of purpose.

Your grind will offend the lazy.
Your joy will offend the miserable.

23 other truths I’ve learned by losing big, winning bigger, & building true freedom:
There will always be 20% who don’t like you and don’t believe in you. Stop trying to convince them.
Never confuse ego with competence.
