An update 🧵 on noteworthy developments in East Hyderabad :

Construction has begun on Ramky's mixed-use project near Uppal Stadium which will host Genpact's new campus!

🔸 1.9 million sft BUA
🔸 For ~15,000 employees

Excavation work is in progress on NSL's skyscraper residential project near Uppal Stadium, the first skyscraper project outside West Hyderabad :

🔸 4 towers
🔸 45 floors/150 metres

NSL has also proposed future commercial space with a 5-star hotel in its masterplan.

In Uppal Bhagayath layout (Residential) -

🔸 Construction has begun on Vasavi Crown East, a 32-floor tower

🔸 Excavation has begun on a 41-floor tower by CSR estates (Design N/A)

🔸 A couple of 18-floor midrise projects are U/C

🔸 L&T has proposed a 23-floor project

🔸 32-floor residential tower by GVPR Engineers near Uppal Metro Station

🔸 42-floor twin-tower residential by Terra Liva on new proposed road

Excavation work is at an adv. stage on Phase 2A of Infosys Pocharam's expansion plan :

🔸 P2 BUA - 4.1 million sft
🔸 Investment - ₹2500 Cr
🔸 For ~20,000 employees

This is Infosys' largest campus (447 acres). Existing Phase 1 already has ~22,000 employees (TNIE).

There isn't a lot of scope for IT dev. outside Infosys as Raheja has scaled back its Mindspace Pocharam plan (Given to 3rd party for residential dev).

Quite a few residential projects & some retail are coming up but at a smaller scale than Uppal.

We've not covered LB Nagar which is pretty close to Uppal and has several significant ongoing & proposed developments - maybe in a future thread.
