If you have a personal relationship with someone who wants to sell you can pitch them on saving by selling to you without a broker (sellers pay both the buyer and seller broker fees in resi)
If you don't have a seller lined up, you're going to need a realtor 🙃

a broker is head of a brokerage and has agents working under them as contractors
