But no one talks about how you can lose all your money in real estate.

One wrong move, and you're bankrupt

So, let's go through the most common way real estate owners lose a lot of money! 1.) Buying a building with an overmarket lease.

Example: Single tenant NNN property. Think of a Chick-fil-A

Chick-fil-A signs a 10-year NNN lease at 40 PSF base rent for a 10,000 SQ Ft building.

NOI = $400,000 (40*10,000)
Value at a 6 Cap = $6,666,666 (400,000/.06)
