Tenants were paying $900 (way under market rent)

Purchase price: $195,000
Rent: $900 per side ($1,800 total)

We purchased with cash & planned to refinance within 6 weeks

And yes you can do a cash out refinance BEFORE the 6 month 'seasoning' period
