Today in Davos, Jared Kushner formally unveiled "Project Sunrise," a 32-page visual blueprint that fundamentally reimagines the Gaza Strip not as a conflict zone, but as a premier global real estate and technology hub.
​The presentation centers on a $112 billion investment strategy with a primary goal to monetize 70% of Gaza's coastline within 10 years. The plan organizes the territory into 6 to 8 "pie-slice-shaped" smart cities separated by protective green belts and agricultural land. Central to the tech pitch is an "AI-optimized energy network" and smart infrastructure designed to replace current utility systems entirely.

There’s growing evidence of a deep internal schism within Hamas, between a pro-Iranian faction and a pro-Qatar/Muslim Brotherhood faction, that is far more consequential than is usually acknowledged. Here’s how it is playing out, and why it matters.Image Earlier this week Sheikh Mohammed bin Abdulrahman Al‑Thani, Prime Minister (and Foreign Minister) of Qatar, publicly stated during that Hamas had violated the ongoing cease-fire by attacking Israeli soldiers in Gaza. He said: “What happened yesterday — the attack on the Israeli soldiers — that’s basically a violation by the Palestinian party.”

He added that Doha and the mediators are pressing Hamas toward disarmament and a handover of arms.

In parallel, Qatar stated that Hamas would not play a future governing role in Gaza unless it acknowledges displacement of arms.
