Great newsā€¦we were able to pull up the ā€œas-builtā€ plan from 2001 when they poured the foundation.

Turns out distance from foundation to property line is 21 feet (not 30).

I went by to measure from foundation to newly installed fence yesterday and itā€™s all clear. ImageImage Turns out ā€œnone of the GIS mapping services such as Google Earth, Google Maps, Mass Mapperā€¦etc have property lines depicted to survey grade accuracy. All of them compile property and right of way lines from various sources.ā€ā€¦supposedly notoriously wrong.

I made an active decision to be less active on Twitter recently, and up until a moment ago I didn't feel comfortable sharing why.

My site was in the final 13 days of a 3+ month sale process. The buyer had an SBA loan approved to buy my site for a low-7 figure amount... The closing was set for Feb 15th. My attorney had already provided her feedback on the Asset Purchase Agreement and we were just waiting on the buyers attorney to reflect those changes, and then sign-off.

I found out last night the buyers decide to back out after 3 months.

After a few days of getting Niche Twins @PayPal set up, confirming the two deposits from PayPal to my bank account etc. I get this message šŸ˜‚šŸ˜‚šŸ˜‚

Why are most/all payment providers absolute trash? Image So after 45 min on hold/on call with PayPal they were unable to tell me why my account is having issues.

They submitted it to their ā€œbusiness review boardā€. 3-5 business days before I hear back.

I have near perfect credit, several bank accounts, handful of credit cards etc.

I just finished an amazing Authority Hacker interview with Kevin Espiritu.

You may not know Kevin, but I bet you've heard of his business, Epic Gardening.

EG is doing 7.5MM/yr in revenue and recently got a 17.5MM investment from The Chernin Group.

Here are my takeaways... 1. You can't avoid taking risks

Kevin was making just ~$400 a month back in 2016 when he decided to go all in on Epic Gardening.

At that point Epic was only a blog, and ad networks weren't really a thing. They paid terribly, so he was betting on affiliate marketing.

But since I've decided to no longer share the sites I come across, here is how I go down the Google rabbit hole and pull out a rabbit... It's incredibly simple.

Start by thinking of a RANDOM topic. Now think of a question you might have in that niche.

When I first announced I was moving from AdThrive to Ezoic I got mixed feedback.

Someone with a semi-large following even replied ā€œLOLā€ to the announcement šŸ˜‚.

Hereā€™s what I think was missed/misunderstoodā€¦and maybe still isā€¦ 1. Ezoic takes 10%, AdThrive takes 25%. AdThrive was taking ~6k a month out of my earnings and wouldnā€™t budge at all on their %.

Ezoic just had to do as good as AdThrive for me to take home 15% more each month. More money in my pocket, not AdThrives.

Surely a big time brand ranks #1 for a big time money keyword like "golf simulator" (100,000+ monthly searches), right?

Nah. Nope. Negative.

Here's how 4 year old content site (blog!), TheLeftRough(dot)com is taking a piece of the $6.51 billion golf equipment market... Started in late 2018, this site has grown pretty steadily over the past few years.

Ahrefs has it at 400,000 monthly pageviews, but I wouldn't be surprised if this site was actually doing over 1MM page views a month...

Everyone complains about popular niches being saturated, but here's a 3 year old site in the fishing niche getting 200,000+ visitors a month.

It ranks for money keywords like:
-fish finder
-fishing backpack
-best fishing sunglasses
-best lures for bass

YourBassGuy(dot)com šŸ‘‡ This site has a really similar timeline/growth trajectory as mine.

We both started right around the beginning of 2020 and it wasn't until ~2 years in that the site started to really pop.
