This Boxing Day, let's unwrap the coolest 🎁 of all: Charlottesville's new zoning code.

It's an ambitious step toward a more walkable, livable, housing-abundant city.

– Legalizes plexes citywide
– Sell 🏘️ on fee-simple 'sublots'
– Denser mixed-use corridors
– No parking mandate

Most residential lots become R-A, R-B, or R-C.

At base, those allow up to 3 / 6 / 8 homes respectively.

Bonuses allow for more homes:
– Existing home preservation: 4 / 8 / 10 homes
– Affordable housing: 6 / 12 / 12 homes. (Incremental units must be at 80% AMI for 30 years.)

Staring down a $4.9 million deficit under our already-downward-revised post-COVID revenue projections (on a $2 million miss on meals taxes), but sure is great that we kept all our on-street parking spaces safe from pesky outdoor dining seating. Whelp, revenue projections might drop even further now that we're entering the third wave (or first wave, take 3?) and new restrictions go into effect.

As an exercise: remember how our 3 residential floors have luxurious 14' heights? That leaves us with a 7-story building — nearly as tall as the Monticello Hotel or Wells Fargo Building, but with fewer floors! What if we packed it in a little tighter?

ImageImage Standard interior ceiling height is 9'. (I measured.📏) Add a foot or two for floor thickness. Let's also add 8' to reach the 101' SUP max.

Assuming 12.5' slab-to-slab yields 4 residential floors, or $104k fixed costs across 48 units. 10' heights yield 5 floors (60 units/$83k).

This article mentions a memo from @CvilleEconDev to @JohnBlairII. It's in the packet for Thu's budget work session, on appendix pg 39: charlottesvilleva.civicclerk.com/web/UserContro…

In one of those weird universe timing deals I didn't know it existed when I raised the issue yesterday. Reading it now. Image It starts with background. We promised the county 90 spaces on the 63-space 701 E Market surface parking lot as part of the courts renovation agreement. To accomplish that, we plan to replace that lot + 8th St (11 spaces now) + the Lucky 7/Guad parcel (32 now) with a $10m garage. Image

Tomorrow, Virginians decide whether to vote Corey Stewart into the US Senate.

Tomorrow marks 451 days since 8/12/17, the weekend when violent neo-Nazis came to beat & murder people on the streets outside my home.

How is Corey Stewart responsible?

Let me count the ways.

(1/55) Most of the world is familiar with the scenes of tiki torches, swastikas, and mob beatings from the weekend when white supremacists, neo-Nazis, Klansmen & genocidal bigots of every stripe all teamed up.

But this story starts months before Charlottesville became #Charlottesville.

Charlottesville's City Code essentially doesn't exist on Google.

The Code has 34 chapters, from libraries to noise control. Chapter 22 (Procurement) is indexed. Chapter 34 (Zoning), Article IX, Division 9 is indexed.

That's it. Half of one chapter, 1/65 of another. Where is it?

1) Go to charlottesville.org
2) Hover over 'Online Services' on the nav bar
3) Hit "City Law and Codes"
4) Let your browser follow 4(!) 302 redirects
5) Click "CLICK HERE"
6) Wait 5 seconds, get js redirected
