I have officially hit the point of capitulation in thinking that I never thought I would, and it’s this:

we will ALL be driving EV’s within the next 10-15 years because it will be the only option available and there is NOTHING you can do about it. Oh, I’m not in favor of EV’s and we certainly don’t have the infrastructure to handle the amount of EV’s needed to replace all of the cars on the roads today. We won’t need to because top-down central planners will force you to take public transportation when they can. 2/

Today:
$500k mortgage @ 7.9% = $3,634/mo

January 2022:
$500k mortgage @ 3.0% = $2,108/mo

In other words, at today’s mortgage rates the monthly note for a $290k mortgage is the same as a $500k mortgage 10 months ago.

The housing market is going to get killed.

Buckle up. The reason why this is important is because people don’t shop for a home based on price. They shop on a home based on the monthly cost and what they can afford.

Prices will necessarily have to reset >30% for homes to become affordable again, especially with negative real wages.
