Does tenancy law reform cause landlords to disinvest?

Does trying to make renting better only make it worse for tenants - as landlord reps claim?

We put the disinvestment claim to the test in new research for @AHURI_Research

1/9 We took two tenancy law events: the start of the 2010 NSW RTAct, and the start of the 2015 Vic law review. Using difference-in-difference analysis, we checked if each had an impact on properties entering and exiting the Syd and Melb rental sectors, per rental bond data. 2/9

'Going home' is a classic metaphor for leaving prison. But most people exiting prison expect to be homeless, or don't know where they'll live.

1/n There are about 65,000 exits from Australian prisons each year.

44% of dischargees expect to go to temp accomm; 10% don't know where they'll go. Ex-prisoners are homelessness services' fastest growing client group.

33% of prison entrants are homeless - a vicious cycle.

Most Australian landlords own only one rental property.

Most Australian tenants rent from a landlord who owns multiple rental properties.

Both these things are true. About 70 per cent of landlords (to be precise, households who report in the ABS Survey of Income and Housing that they own a rental property) own one rental property.

With wage income suddenly reduced, the Aus Govt is pouring money into households.

$18b via social security + $32b via business grants.

As it does, it's worth keeping in mind how much money *drains out* of households, in rent.

For private rental households, about $40b pa. 1/6 That $40b drains out of 2.3m private renter households...
