Number 1. Cash-in refi's. Who doesn't love putting more money into a property you've invested so much in already? 2. Depreciation. It means your building is slowly falling apart, and you'll have to pay a lot of money to build a new one down the road, but you can tax deduct it.

3. Property tax reassessments. Keep those teacher pensions funded. 🫡
