1/8 An acquisitions strategy I'm sure you haven't thought of that I'm absolutely convinced will produce a couple of off-market discounted deals. 2/8 Find a "social media data scraper" on Fiverr or Upwork or similar.

Tell her to produce a database of everyone who posted on Twitter, Instagram and in Facebook Groups who said things like:
"Just bought my first property"
"Cashflowing $150"
"What is NOI"

I'm being serious.

These aren't necessarily the most important Q's, but they are the most frequent.

I don't buy data if I don't have to. The data vendors get their data mainly from public sources, which are available to you. At any real volume it's much better to get public GIS data. Much more accurate & up to date.

1/9 Setting up your own RE acquisitions system to get off-market deals direct from sellers

If you want to capitalize on the softening RE markets (in some areas & some asset classes), these are the major pieces you'll need.

There are tons of details, but this is the gist. 2/9 You need a CRM or other software to keep all of your data in 1 place.

You can't have it in 7 different places as many of you do.

You need 1 central repository. A proper CRM like Hubspot or Salesforce or Pipedrive; Notion, Airtable or at least a Google Sheets.

1/ Some quick thoughts on Ukraine and whether or not the situations will affect the US economy.

I spent 3 hours yesterday afternoon hanging out (unfortunately via a screen) with 2 very old and very close Ukranian friends. 2/ One is a post-Ph.D. in physics and the other is ABD in Physics, now a director in a government agency in charge of CIS-EU relations.

We've known each other for more than 25 years. They're both godfathers to my kids. One was my best man. I've been to Ukraine 20+ times.
