Lets talk about the LA Fire Cleanup and Demolition:

First off, there is ZERO guidance issued on how this will be handled, by who, what licensing and certifications will be required or a timeline. Its been 3 weeks. The @CSLB hasnt even met yet to decide on expedited licensing or their position on license requirements.

ok, Lets Go! Licensing First.

There are 4 possible options

1) A - General Engineering (they can do everything)
2) B - Maybe ONLY if the owner hires a GC
3) C22 - Asbestos Remediation license
4) C21 - Demolition Contractor

Let's talk about flipping Single Family Homes

LONG POST

I will be very clear - its fu%&ing hard in a competitive market

The reward for being a "good flipper" is being fast and cheap. One of the biggest cost differences is rehab. Some groups can rehab so cheap

Here is an example:

1. No permits (changed window sizes)
2. These are white vinyl windows (new) and they painted them black. It looks really bad in person... but the cost savings is 40%+ per windowImage Single family flipping attracts those who bought into a dream it’s going to make them rich instantly. HGTV and influencers are a contributing factor

So often we see flippers working on their first projects while working a W2 or have another source of income

I see a lot of projects that just don’t make money or very little

There is only so much inventory to flip, so every time one is bought and sold it removes an opportunity

In 2005 I got a real estate sales license. My 1st broker said “you have to door knock”

So day 1 I pulled up in a neighborhood I knew in my suit and tie with my fancy Chrysler 300 SRT8

1st door I knocked the owner had 2 huge dogs going bananas He opens the door says “what the F do you want and why the F are you knocking on my door? Get the F off my property”

Had 4 guys for 8 hours working on my yards today. Trimming, planting, mulching, adjusting sprinklers, fertilizing, power washing concrete.

I do this multiple times a year…

Why?

Because I’m in real estate and my home reflects my work Tomorrow I’m hosting dinner for 20 - I want every one of them to comment on my house. I take pride in the home we own.

Imagine if you knew I was a full time flipper and you came to my house and it was outdated and unkept… would you hire me to work on your house?

Quick way to make $1000 minimum this weekend:

I’ve bought and sold over 75 cars so I practice what I preach.

Every single time I see a car parked on the side of the road or in a parking lot with a For Sale sign I stop.

When I’m cycling I especially look for them. Stop get the info and look at the car. Get all the basic info you can.
(I usually call the owner in front of the car)

When you get home check and see if the car is listed on Craigslist or FB Marketplace (best if they are NOT)
