I talk to investors daily, and most have no clue how to analyze a property.
Here is a simple playbook(with a free financial model)👇🧵
I am not saying I do it the best way, But I have seen dozens of financial models, even from private equity firms, and have found mistakes.
A simple error can totally put you in hot water, so I am surprised how so many don't take this step seriously.

I was paying thousands to a property manager to lease my vacant units.
Didn't make any sense.
So ended up building a self-leasing tech using just Zapier and Google.
Here is the full system with all the steps👇🧵
If you don't know already, besides property maintenance, the most labor-intensive PM task is leasing vacant properties.

And is now making $9k per month cash flow income from it.
An investor case study🧵👇
A lot can be learned from folks who have achieved tremendous scale.
Eg - I talked to an ex-colleague this week raising a $100M dollar fund in the niche of active senior housing and learned a lot about granular tactics.

My returns are way higher b/c 9 times out of 10, I'll wait longer for the right tenant.
Good tenants pay higher rent, stay longer, and cost way less in headaches.
Here is my 12-point check to vet them upfront👇🧵
Quick preface:
The thread mentions my criteria, which is very stringent by most standards,
But I can afford to be because the demand in my market is high.

🎯There is more competition in the larger MF space. You are competing against veteran investors who can pull many strings to make a deal work.
Could be a while before a deal comes through. There is an opportunity cost of just waiting.

A deal is a deal.
Does not matter if the economy is in the dumps.
In fact, a down market is more of a reason to pull up your sleeves and be ready when life-changing deals show up.
....like it always does👇🧵
Should I time the market to buy real estate?
Do you think adopting a 'wait and see' approach right now is wise?
These are the types of questions I receive most often these days.

The best part about real estate is that no matter what your situation or limitation is, there is always a strategy for everyone.
Here is a long list of strategies to consider for any type of investor👇🧵

If you are trying to time the market, you are doing it wrong. Period!
A thought exercise👇🧵
Yes, mortgage rates are high, and the prices have not yet come down enough.
But.....
If it’s a long-term investment, fluctuations in the market shouldn’t matter.

If you are raising money for your real estate deals and not sure how to divide profits with capital providers, here are 3 options I choose from 🧵👇
First off, a disclaimer: this is not financial advice.
Now, some acronyms.
LP = Limiter partners = passive investors = people who will provide capital but will not do any work.
GP = General Partners = Operator = Sponsor = The team doing all the work.

Investing for the sake of investing without asking what are the better mediums to be investing is just a hidden form of laziness.
These are the reasons the rich keep getting richer using real estate 🧵👇
1. Cash flow: after all expenses (including maintenance, operations, and debt)
This is what gives passive income and the main attractor for many to invest in RE.
With the right property mgr, imagine getting a check every month without working for it.

Pulling comps(comparable property prices) to arrive at the right offer for a single-family rental should not take days or even hours.
Here is how I do it in less than 5 minutes 👇🧵
Look at recently sold listings on any of Zillow/Redfin/Realtor:
Filters
- Sold within 3 months
- start from the subject property and work your way out.
- keep within 1-2 miles of the property.
- With a higher emphasis on closer properties, exclude any known to be in bad blocks

The most common question I get:
'How did I scale to 30 homes in 1st year'
"You must have had a lot of capital."
When I was studying RE investing early on, the atomic insight for me was how easy it was to access capital, unlike other instruments.
This insight fed my strategy.
