16 minutes later they update broker notes (section of MLS public can't see): "Offers Sunday April 4th 5Pm. Seller Reserves Right To Review & Accept Pre-Emptive Offer Without Notice."
Maybe they just forgot offer date? /2
Always love that "without notice stuff" - they're supposed to notify every agent that has expressed an interest in the place (e.g. booked a showing) if they get an offer. /3
Maybe Sunday April 4 was honest error we've all made, but today is April 4 and it's Saturday. And as of 2:39PM (still before 5PM offer time stated) it's suddenly listed as sold.

That means listing agent gets both halves of the 5% commission (instead of 2.5% each side). Since it was their own house, just means they save on having to pay out commission so they net more on their sale. /5
Anyway, I had no interaction here (other than a potential client of mine reaching out with "what do you think of this one" and me looking it up. So I can't tell how actually shady it was. But things could have been handled more smoothly to give less appearance of shady. #TOre/6
