Finding dirt cheap off market real estate & business deals is all about finding the right person's contact info.
Here are 11 lesser-known tools I use to do exactly that:
Lead Sherpa is the Patagonia vest wearing cousin of the skip tracing family.
Outreach tools are bundled together, which is fine if you need them. But the data is about 83% accurate in our experience.
Not bad. FYI, Skip Tracing = finding someone's contact info.
Find the Seller.
If a site is ugly like Craigslist, then it's probably incredible.
FTS is real estate focused and integrates business & tax records super conveniently.
Skipease.
We like this one because it aggregates 3 of the biggest and best skip tracing tools. Redundancy is key. Cross reference & win.
Upwork is actually pretty great for finding killer skip tracers.
Thousands of VAs across the world already find sellers for a living.
Don't reinvent the wheel. Post a job for someone to do it for you for $4/hour.
TLO doesn't play. Wanna know someone's blood type and what they had for lunch? TLO.
TLO will cost you but it's meant for precise accuracy at scale.
It'll basically tell you what nail salon your seller's wife goes to every Tuesday with her friend Lauren (Affinity on Maple).
Batch Skip Tracing is TLO's little brother. Still super accurate but not nearly as expensive.
You may only learn what Lauren drives (Tesla Model Y)
Sometimes all you have is an email, and maybe they aren't answering.
We can work with that. Email Sherlock is an off the radar reverse email tool that works wonders.
Truth Finder is legit.
$30/month for full access background checks.
It's freaky how much info you can get.
You know that shady guy at work you look sideways at? Go ahead and run his name through here as well. You'll see.
Need to validate thousands of phone numbers at once?
Search Bug is legit, fast and CHEAP. I've been a customer for over a decade. Wanna do it for free? Sly Broadcast.
You gotta know if it's a cell or a landline, right?
Phone Validator is great for looking them up individually.
Always text before calling. Always!
Email validator tools are a dime a dozen.
Bulk Email Checker is best. Fast & cheap.
Sometimes visiting their site freezes my MacBook though. Still worth it.
I have no affiliation with any of these tools, but we use them all regularly.
I hope this helps someone! Don't just bookmark, LMK what you think!
