Finding dirt cheap off market real estate & business deals is all about finding the right person's contact info.

Here are 11 lesser-known tools I use to do exactly that:
Lead Sherpa is the Patagonia vest wearing cousin of the skip tracing family.

Outreach tools are bundled together, which is fine if you need them. But the data is about 83% accurate in our experience.

Not bad. FYI, Skip Tracing = finding someone's contact info. Image
Find the Seller.

If a site is ugly like Craigslist, then it's probably incredible.

FTS is real estate focused and integrates business & tax records super conveniently. Image
Skipease.

We like this one because it aggregates 3 of the biggest and best skip tracing tools. Redundancy is key. Cross reference & win. Image
Upwork is actually pretty great for finding killer skip tracers.

Thousands of VAs across the world already find sellers for a living.

Don't reinvent the wheel. Post a job for someone to do it for you for $4/hour. Image
TLO doesn't play. Wanna know someone's blood type and what they had for lunch? TLO.

TLO will cost you but it's meant for precise accuracy at scale.

It'll basically tell you what nail salon your seller's wife goes to every Tuesday with her friend Lauren (Affinity on Maple). Image
Batch Skip Tracing is TLO's little brother. Still super accurate but not nearly as expensive.

You may only learn what Lauren drives (Tesla Model Y) Image
Sometimes all you have is an email, and maybe they aren't answering.

We can work with that. Email Sherlock is an off the radar reverse email tool that works wonders. Image
Truth Finder is legit.

$30/month for full access background checks.

It's freaky how much info you can get.

You know that shady guy at work you look sideways at? Go ahead and run his name through here as well. You'll see. Image
Need to validate thousands of phone numbers at once?

Search Bug is legit, fast and CHEAP. I've been a customer for over a decade. Wanna do it for free? Sly Broadcast. Image
You gotta know if it's a cell or a landline, right?

Phone Validator is great for looking them up individually.

Always text before calling. Always! Image
Email validator tools are a dime a dozen.

Bulk Email Checker is best. Fast & cheap.

Sometimes visiting their site freezes my MacBook though. Still worth it. Image
I have no affiliation with any of these tools, but we use them all regularly.

I hope this helps someone! Don't just bookmark, LMK what you think!

I spent 18 months breaking ChatGPT 100 different ways.

Vague prompts. Bad tone. Zero traction. But after all that trial and error, I found a formula.

Here are 7 ChatGPT hacks that unlocked real leverage & saved me hundreds of hours. I won't waste your time:
1. Use it like a strategist, not a search engine.

Stop asking it for facts. Ask it for angles, systems, frameworks. You want leverage, not just answers.

Instead of “what are good business ideas?”

Try:
“What are 7 business ideas people are quietly discussing in subreddits that are likely to explode in 3 years?” Huge difference.

2. Feed it (A LOT OF) real context, not vague prompts.

“Make this shorter” is weak. “Make this understandable to a 5th grader” is strong.

Every few months I check in on this incredible Reddit thread.

Below are my 9 favorite answers of boring and unique businesses that print money: Image

He shut down his business and started flipping garage sale items just to make rent.

Then discovered a crazy simple biz: Directory websites

In 2 years, he turned it into a portfolio of 6 sites with 90k+ monthly visitors.

Here’s exactly how: Image
1. He was broke and had to get creative so he started Googling things like “passive income” (we've all been there)

Then he came across the idea of niche directories.

Meanwhile on TikTok people were posting thrift hauls and getting millions of views.

All the comments were:
“Where is this?” “Any in PA?” So he built a directory of thrift stores.

Why did it work? Google Maps sucks for niche local queries.

Try searching “cool thrift stores near me” and you’ll see.

His directory solved that with curated results and now it ranks for...

Most people will die without ever discovering the thing they were best at.

Why? Because they never tested enough.

Here's a quick story that changed how I think about business, life, and potential.

I'll throw in a helpful spreadsheet template as well:
In 2019, I started running after listening to David Goggins on Joe Rogan. I’m 6'3", 205 lbs.

I'm built like a wrestler, not a runner. And that’s exactly why I did it.

I was trying to avoid gaining weight again.
I had no clue I’d be good at it, but something weird happened:

The longer distances I raced, the better I got.

I wasn’t built for 5Ks. But ultramarathons? I started winning!

AI Image Generation just had its iPhone moment.

Many are laughing at it, just like they laughed at the iPhone in 2007.

But 3 days ago, OpenAI launched a new Image Generation API, and it'll change everything.

Here are the biggest opportunities I see: Image
When ChatGPT first added images, it was fun but useless.

Cool demos. Not good enough for real businesses.

That changed 3 days ago. The new API is fast, CHEAP, accurate, and usable.

It just crossed from "toy" to "tool." And the biggest opportunity I see?
Ads. Ads are the perfect output for AI Image Generation.

Because ads make people money. And marketers want more volume at lower costs.

You can now create beautiful ad creative with almost no technical skill.

And sell it over and over again. Here's how:

You don’t need to code. You need to sell.

My buddy built a custom app for an auto mechanic with AI. It took 30 minutes.

No coding. No templates. Just a prompt. Then he charged $50/month.

He’s doing this over and over. Here’s how: Image
You've heard of vibe coding. Well, this is it.

Talk to an AI tool like Replit, Cursor, or V0…

And it builds the app for you.

You don’t even need to know what a “stack” is. You just need to know what problem you’re solving, and who will pay for it.
His first client was a mechanic who needed a place for techs to log how many cars they saw per day.

The “solution” he thought he needed was Airtable + Softr = $250/month

Billy built him a custom AI-powered web app in a day, and charged $50/month.
