Okay so let me tell y’all how God was with me through every step of this deal..

Wholesaling a mobile home: A thread.
We had a 4 bedroom 2 bathroom double wide newly renovated home under contract with a seller who was very motivated..

He was in the process of purchasing a home and needed the down payment money.
Another wholesaler contacted me on Facebook saying that he had a buyer interested in the home and she wanted to see it ASAP. Luckily we already had an open house planned for that upcoming Saturday so I invited the buyer.
TELL ME WHY TWO DAYS BEFORE THE OPEN HOUSE THE SELLER (who was still living in the home) AND HIS WHOLE FAMILY TESTED POSITIVE FOR COVID 😩

So we had to cancel the open house.
I notify the buyer and she’s like “no worries! I drove by there and I love it, the pictures look good so I still want to move forward.”

Me:
So I let the seller know that we have an interested buyer and she’s ready to move on it. Once she is approved by the park he will need to move in 30 days.

He’s good with it so I send a contract over to the buyer.
When we did our last open house, my business partner went throughout the park and put business cards in everyone’s mailboxes.

This park has at least 500 lots.
A couple days after I get a signed contract from the buyer, I get a phone call from a lady who got one of our cards in her mailbox.

I get all her info and go the next day to look at the home. It’s literally on the next street over and a much bigger lot.
So we tour the home, take photos, and negotiate to get the home under contract for $25k. She and her husband sign the same day and my partner and I discuss how we’re going to market this home.
An hour later, I get a call from the seller of the other home telling us that he wasn’t approved for his home loan so they can’t sell right now..

I broke all the way down y’all
I notify the buyer that the owners won’t be able to move out of the home anytime soon but I flipped it!

Me: we have another home available that I think you would love much more. It’s in the same park and listed at the same price as the other home. I want to give you first dibs!
So the buyer is like sure send me pics! I send her the photos and she loves it.

She drove by the home the next day and we scheduled her to view it that weekend.

The weekend comes and she is in love with this house! We signed an agreement right then and there.
Now what would have happened had my business partner not taken the initiative to put our business cards while I hosted the open house?

We would’ve been SOL and missed out on a pretty big assignment fee.
Moral of this story: NEVER STOP MARKETING!
