The very first thing you want to do before diving into mobile home investing is MARKET RESEARCH.

Find out what is the going rate for distressed, rehabbed, and new mobile homes based on size and number of bedrooms/bathrooms.

Because the mobile home market varies from state to state, it would be advantageous to decide if you can invest where you live or if you need to start in another state.

Find out what the rent rates are (if you plan on acquiring a tenant) as well as what the lot rents are.

So now that you’ve done your market research the next step is to find discounted mobile homes.. but how do you do that? 🤔

1. Driving for dollars 💵

Google mobile home parks in your city/state and visit! Go to the leasing office and talk to the park managers.

2. Craigslist

Go to the real estate section and type in mobile homes. I’ve found Park owners that will give away problem mobile homes for free.

Do with that info what you will.

3. MH Village mhvillage.com

This is a website where mobile home owners post mobile homes for sale or rent. You will also be able to locate mobile home parks with this site.

4. Facebook Marketplace (my personal favorite) and Facebook groups

Search Mobile Homes for Sale in _________ in the groups section to find thousands of ppl in your specified area that want to sell their mobile homes

Because Facebook marketplace should already be correlated to your location all you have to do is type in mobile homes for sale

And whoop there it is!

There are many other ways that you can find distressed mobile home leads as well as many other ways to make money with mobile homes.
