if you asked me a year ago what the perfect urban building was, i would have said something like praeger richter's 5 story + DG baugruppe-ausbauhaus in neukoelln (berlin)

and the floor plan allows for flexible units, - lofts, offices, co-working, from 1-4 BRs.. can also adapt walls as needed in future. most midrise construction in the US does not have this level of adaptability.
the balconies, stacked all nicely, face south - and at 215 sf - are quite generous in size. they play a role in the heat protection, and shade curtains give another level of solar protection, privacy and frivolity to the facade.
the plans themselves are pretty straight forward. building uses (2) single means of egress, serving 2 units at each floor. this arrangement allows for cross ventilation, and light on both sides of building for inner units.
while the garden is smaller than other baugruppen - in the heart of berlin, it seems adequate. i could see having a number of gatherings w/ neighbors in it.
the cost, the density, the family friendly plans, the daylight...
our land use is largely predicated on the notion that residents stay in the same place for years - but the reality is that there is fairly constant turnover - even for homeowners. here's wallingford, in just the last 24 months.
on just these 13 single family zoned blocks, 36 households of have moved in 36 months
there are only about 180 homes on these blocks. that's 20% of the neighborhood that has changed, in just 3 years.
change is constant. but in these zones, only wealthier people can move in

prefab concrete
it's not the most efficient building (e.g. nowhere close to passivhaus) - but you can't build like this in most major US cities, for anywhere close to this price
