How to reduce the Cost of a Typical Maisonette by 40% through Design Thinking.

Rationale:

The most common reasons people build Maisonettes are

1. To have less footprint on the ground.
2. To afford family members a common room upstairs
3. To fit the hype of a neighbourhood.
4. The aesthetic of Maisonettes is attractive.
5. To enjoy better views beyond.
The most important factor that affects the overall cost of a building is the Size.

Size is everything. From it are all costs resultant, from Consultancy Fees to Finishing Costs

One can fulfill optimum cost by reducing the most expensive part of a Maisonette : The Upper Floor
In doing this, the only factor that will be affected is the Ground Footprint.

How?

Instead of building a 200 Square metre Maisonette, one can build 100 Square metres at Ground Level + 20 to 30 Square Metres Upstairs.

User needs 2 to 5 can thus be met within budget.
Instead of building Maisonettes that have the same floor area at ground level and first floor level,

Simply resize to a Bungalow with one Common Room upstairs which can be used in Multiple Ways

- Library or
- Prayer Room
- Master Bedroom
- Entertainment Room etc.

200 > 120SM
It takes a lot of courage to scale down a Grand Vision.

Therefore, the designer needs to be careful to meet, rationalise and accommodate downstairs the wishes that were upstairs.

There are creative ways to scale that vanity of looking at the world from above.

Consult.
The Option is not always binary: Bungalow vs. Maisonette.

1. You can build a Bungalow + Attic Room(s).

2. You can build Nothing on the Ground, then have Rooms at 1st + Attic.

3. Or a Hybrid Solution: A Midsized Unit.

4. A-Frames etc

The beginning point of all to-build decisions should be, "Why?"

Not how many rooms.

Because the most important part of the house is the person and their spirit which inhabits and reflects on the material world (Interiors, Allocation of space, Function and Size of spaces etc)

I love using the example of the lowly because it covers everyone up the status rank.

Q. If i were a Cobbbler, how would i build my first house?

I would not declare it MUST be a 3 bedroom house. That would be a fatal mistake.

I would probably wish for a big tree to sit under.

Small parks everywhere.

If you buy land amongst say 150 people, you can turn yours into a park and charge a small fee to maintain it.

If everyone is building, go the other direction... βœ”πŸ’―πŸ˜

In future, green spaces will be premium for events, recreation and bench press.πŸ˜‚

There are several themes you can adopt that fit various moods:

- Rock Garden
- Caves
- Green Lawns
- Open Gym
- Children's Park etc

Thief + Stategy = Strategic Thief.

How will we insulate bottom-up economics from the anarchy of self-interests?

I am honestly unable to resolve this dilemma within the limits of, "society gets what it deserves."
If we were in a former state of nature, i would understand the mechanism of having a strategic thief.

Uganda and the neighbours would simply weep and wail.

But these are Known Thieves. And I am speechless because I equally don't know where angels sleep.
Until the answers come, we are like bats stuck in a chimney stack.

Remove the bottlenecks.
I doubt you will weld one Wheelbarrow to completion without Kenya Power switching power off

When I observe how these people talk, hug and smile.

And observe how you can be stabbed for trying to elevate a brother next door.

I keep very quiet.
There is a certain insidious crab mentality amongst the poor.

It was as if the loaf of life has so few slices, and you should starve that they may eat.

Yet, at the top, they talk bakeries.
When you have two Lazaruses, they would still rather fight for bread crumbs than seek to sit at the table.

The distance between the floor and the seat is not 900mm. It could be Generational Years. A whole Mindset. Hard to explain!
