1/ Zillow - For all things real estate

Zillow has the best real estate database & is the easiest app to use

I look at @zillow daily to
- source leads
- estimate rent prices
- track what is for sale & the price

I set alerts for specific property criteria so I don't miss deals
@zillow 2/ Tenant cloud - Best platform to manage rentals & tenants

I self manage my Florida properties & @tenantcloud has been a game changer (I have tried many other platforms)

I use it to
- collect rent from tenants
- list properties for rent
- screen tenants
- manage leases
@zillow @tenantcloud As I've scaled up to more properties (and more tenants), tenant cloud has made managing my portfolio a breeze. I spend less time now than when I had 1 tenant.

@zillow @tenantcloud 3/ Rentometer - Get rent prices in any market in the US

Knowing how much rent you can get for a property is important to knowing if a property is a good deal. @rentometer has accurate rent price data

I use it to
- Get rent price
- Compare property rents
- Compare market rents
@zillow @tenantcloud @rentometer 4/ Auction.com - Find distressed properties

Deals come in all shapes & sizes - Foreclosed & bank-owned properties are some of the best and @auction is the best platform to find them.

I use it to
- find deals
- learn a new market
- set alerts for future auctions
@zillow @tenantcloud @rentometer @auction 5/ Dealcheck - Evaluate deals quickly

Dealcheck helps you run the numbers on multiple deals. You'll know quickly & easily if the property is a good invest.

I use @DealCheckApp to
- find cash on cash ROI
- determine cash flow
- determine cap rate
- Track all deals

Why I like it

$VZ is spending money on expanding infrastructure & 5G investments. To me, this is important to keep up with competitors and I think the market has overreacted & oversold its stock

I bought 4 properties in 2021

This duplex was the second of the 4

I'll share with you all the numbers of this deal including total costs, mortgage payments and how much it is cash flowing now

I got this deal off market

I was buying the duplex next door & the listing agent mentioned that the owner of this duplex wanted to sell, didn't want to list it on the MLS & wanted to close asap

I offered 2 hours later & he accepted right away
Purchase price: $220,000
Rent (at purchase): $950/mo each side ($1,900 total)

We bought w/ financing at 75% LTV (typical for a small multi-family)

So we needed a 25% down payment = $55,000

Loan amount = $165,000

Renovating a new rental property doesn't have to break the bank.

I'll share with you exactly how I renovated one of my properties
•Work we did vs hiring contractors
•Before and after photos
•How much we spent

Let me break it down for you
I bought this duplex March 2021 for $195,000 cash

Tenants were paying $900 (way under market rent)

It looked like it was in terrible condition but wasn't actually that bad

It needed renovating but not a full rehab

Here's what we did Image
Renovation to outside:
•New roof ($7,300)
•New AC – x2 ($5,000)
•Outside paint ($2,450)
•Tree removal ($500)

I bought 4 properties in 2021.

I found this duplex on the MLS

Purchase price: $195,000
Rent: $900 per side ($1,800 total)

We purchased with cash & planned to refinance within 6 weeks

And yes you can do a cash out refinance BEFORE the 6 month 'seasoning' period

More on that later
Why I thought it was a good deal:

1. In an up-and-coming area
2. Value-add opportunity

The rent was below market

I knew we could a small renovation and then raise rents to increase cash flow

Here’s the story of exactly how I bought 4 rental properties in 2021
At the start of 2021, I had two rental properties - both single family homes

I had used a HELOC on my residence to purchase both of them
