This was the first lesson I learned and has come up over and over on my podcast with the guests who have built up a $100M+ portfolio.
Myself and these guests all worked nights and weekends building up a portfolio of properties before we quit our jobs.

I didn't quit my job until I had 8 properties (~$25M in total property) that I owned a part of.

1) Track Record and Experience –

Has the sponsor executed the plan they are pitching before?

You want sponsors who have a history of successfully executing similar investments.
Real estate investment is multifaceted.

It involves law, finance, construction, and a lot of different skills.

Skills in these areas are required for success and that comes with experience.
