My biggest deal of '24, the pièce de résistance of my real estate investing career, has just closed, and it’s time to share.
Here is the story of how I bought my dream property (w/ 2 extra houses) on 49 acres in the town I love, off market, 100% seller financed, at 4% interest👇
First up, how did we even find this property?
Simple: we mailed everyone who owned over 5 acres within a 15 mile radius of the town we wanted to live in.
It cost $99 and 10 minutes of using Propstream to pull the lists and combine them. The final list had 879 names.

I'm going to start building in public a lot more going forward, talking about our ongoing developments, acquisition value add, ie not just our wins. To kick it off:
Our first FT acquisitions team member started last Monday, and I've been drinking from a firehose since then.
Deal flow has been great, making at least one offer *per day* on off market properties. I vastly underestimated the pace at which we'd be able get in touch with interested sellers.
I spent the week leading up to his start date beefing up our acquisitions flow.

Deal Review: $1.7m equity in 138 days.
On December 6th, we closed on a two property off-market portfolio of 50k sqft for ~$2.3m. Based on March's NOI, our facilities are worth ~$4M today, just 138 days later.

How we landed the deal: It was luck. Not "lottery" luck, but the type of luck that stems from spending all day calling owners for months to see if one would bite. And then winning the lottery.
