When I started wholesaling, I had no money/credit...I was working a lil PT job and driving a 03 Blue Ford Focus

I had time but no funds...if you can relate lemme get a 💯

So what I did was..
1. Bandit Signs- I got the old boxes from stores in my neighborhood cut them up and got like 4 signs a box.

Or I would buy poster board from the Dollar Store for .50 and make signs that way
2. Driving for Dollars

Its cliche af now but back then it was really for the hustlers!

3. Print Marketing

I didn’t have alot of money, but I printed up these yellow 3x5 cards and I used them as direct mail and I passed them out in the community.
It definitely took me longer to get deals and get my business going bc I had no money to use for marketing. But these creative methods taught me the importance of ALWAYS BE MARKETING🗣
Eventually I started closing deals and making a lil money that I used to ramp up my marketing and as they say the rest is history.

First of all what is DPA?

“Down payment assistance (DPA) helps homebuyers with grants or low-interest loans that reduce the amount they need to save for a down payment.”
There are DPA programs at the state,county, and city level.

Who Qualifies?🤔

Usually DPA is for 1st time homebuyers.

(If you haven’t purchased a house in 3yrs, you’re a 1st timer again)

And also typically an income cap requirement.🤑

First, what is “probate”...it simply the legal term to describe the process of gathering the assets of a deceased person to pay debts...
Important Terms...🧐
✳️ Estate- property/assets of individual
✳️ Decedent- person who died
✳️Executor- person named in will to manage the Estate
✳️Personal Rep- person representing estate before official appointment
✳️Beneficiary- person who receives assets from will
Each state has their own specific probate laws, but the process is generally the same.

If you die intestate, your estate has to be settled via the courts (probate)

🌀Intestate- no will
🌀 Testate- will

Some states use #TaxDeeds while some use #TaxLiens

🔴= Tax Deed State
❎= Tax Lien State
⚠️= Redemption Deed
🔵= Both

Each state/county has their own process, but generally a property can be foreclosed and auctioned off if delinquent taxes arent taken care of
So...what you should do is get a list of these owners who owe a tax bill.

Start with your county sheriffs office, they often facilitate the auction process.

(This is from #Cleveland they give you a list of all the properties up for auction💪🏾2️⃣1️⃣6️⃣🏡)
First, search the property on the auditor site (this one happens to be land but same process)

But as you can see this gives you all the information you need to contact the property owner.

Also the transfer and tax information good info for you to have for your convo w/seller

Ok so yesterday I talked about finding properties 🔍🏡by Driving 4 Dollars and using Deal Machine to find property owners (go back and watch if you missed it....

Now let's consider another option...
Go to bit.ly/RELists and buy a list of motivated sellers...
For $50 you get a list of 500
For $100 you get a list of 1500
(This is the better deal and you get to mix and match lead types plus you get the contracts you need😯💪🏾)
If you don't understand the diff lead types...

Absentee: people who own prop but dont live there🌎
Upside Down: people who owe more than property is worth😔🏡⬇️
Free & Clear: people who own w/o mortgage🚫🏦
Vacant: people who own properties that are vacant🏚
