Each state/county has their own process, but generally a property can be foreclosed and auctioned off if delinquent taxes arent taken care of
So...what you should do is get a list of these owners who owe a tax bill.

Start with your county sheriffs office, they often facilitate the auction process.

(This is from #Cleveland they give you a list of all the properties up for auction💪🏾2️⃣1️⃣6️⃣🏡)
First, search the property on the auditor site (this one happens to be land but same process)

But as you can see this gives you all the information you need to contact the property owner.

Also the transfer and tax information good info for you to have for your convo w/seller
Contact the owner!🗣🗣
Find their phone # by using beenverified.com (Skip Trace)

Understand the situation before you call, these people are likely about to lose their property and get nothing, so your job is easier.
You: “Hi Owner Im an investor and I specialize in helping people like you save their homes...From public record I understand your property is up for auction, are you open to saving your home?”If yes, explain how you can give them a little cash to sell the 🏡 and you’ll handle it
Keep in mind....you need to be familiar w/the property tax laws in your market. Ie. in #Cleveland we can get on payment plans so as long as I save it from the auction Im Good💯
Essentially you get the property for the $2500 to owner and $2k to stop the auction, you put $15k to rehab it and have a property worth $100K+

Know your numbers!
ARV: $125K
Deliq Tax: $15k
Purchase Price: $2500
Rehab: $15k
Tax Payment Plan: $2k
Or...to get to the quick bag, you find another investor and offer to let them have your place in the situation for $15k...so they give you $15k you pay seller and tax payment plan and pocket the rest. The new buyer will rehab and be responsible for the tax balance.
You will have to call a shit ton of these leads, but you WILL get a deal and make at least $5-10k in about 30 days💰💯💪🏾 #CousinNita
