My video editor in Pakistan went from making $20-50 per video to $3-5k profit a month

How?

Every vendor I work with who is good, we try to help them setup their own biz…

Here’s how:
#1 I tell them to increase their price to me

So from $20-50 per video $25-55
Train a friend to video edit
Pay them the original price, keep the extra
Repeat
#2 Done this for editors, landscapers, accountants you name it

Because charity means I give and u only take but capitalism means we have a shared exchange.

I see your value and I pay you for it.
#3 My life’s mission is creating more free thinkers

The best way to do that is free people financially first.
Best way to do that is create owners.
#4 it’s why I let my employees invest in our deals

I want them to WANT to work for us, not have to.

That’s led to people working for less $ up front, staying longer and staying in my ecosystem for decades.

I’m a shitty boss often I’m sure but my people stay my people.
#5 Selfishly it increases great people’s likelihood to keep doing work for me.

The only thing that truly leads to profits? Your people.

I try to enable mine, not own them.

I’ve been owned before, it sucks.
#6 Who Will love you?

Buffett said it best at the end of your days you won’t care about how high your cash on cash return was.

You will care who loves you when you’re old decrepit and not useful anymore

This guy replaced his salary AND his wife's with....

Mobile home parks.

Here's his playbook, I'm going to use to buy one...

Come along for the ride (wink)... Image
@jwdonald1 did the whole stock investing thing for years as his salary went up.

But he realized his assets were invested but they weren’t working for him. He was doing the work.

So he started looking for low-priced assets that cashflow.

Enter his first trailer park....
They wanted to home school their kids & travel the world.

Small problem. Her boss wasn’t too into it. She had a 9-5 as a teacher.

So he looked for assets not too expensive, you could use debt for, simple to understand, and could make at least $20kish a year (her salary).

He makes $50million (profit) a year with a chainsaw?

We’re messing around with these shorts on tik tok.

Tell me what do you like/not?
Here’s the TLDR bc tik tok is ADD as f*ck

Get an Unfair advantage
- he is a vet
- so he is able to apply for specialized contracts with a higher likelihood to win
- he also subcontracts other vet owned businesses to help them vie for these contracts (smart)
Find an Angle

- the govt needed help clearing land for utilities
- apparently this is an angle they outsource (twitter verify for me?)
- general land clearing is a different story

That one time I missed investing at series A to a now $2.4Billion psychedelics company?

And other lessons learned in psychedelics investing:
Oh did I mention Peter thiel also backed it?

And it would have been 6-7x in 12 months.

Ugh.Le sigh.
In <10 minutes, we talk about psychedelic profits:

- my first psychedelic journey

- Why the industry is booming

- Why I am starting to believe it’s the next frontier of the mind

- How I missed a 2 Billion Psychedelic exit?

- what 6 stocks made me 900-3000%

I've been investing for 13+ years.

The single most important thing to investing well?

What I wish I knew in the beginning?

DEAL STRUCTURE: 5 things to know a 🧵
#1 Dealflow is great, but structuring is KING.

Doing a deal w/o knowing structuring is like signing a prenup w/o reading it.

When you structure a deal you need to understand the terms and where you have leverage. Here are some easy places to start:
#2 Term sheet is ONLY the starting point.

Would you go to a swap meet & not negotiate?
Don't invest in a company w/o negotiating.

If you LOVE a startup, go ask an investors w/ 10+ years experience, how's the structure look? Could I protect my downside or increase upside?

Why I love buying businesses 10x vs Real Estate 🥊

A standoff - why I think now is the time for SMB not RE...

#dontatme
#1 Ummmm, overhyped market anyone?
No one is great at predicting highs or lows. Including us

BUT

Is this commercial RE prices chart higher than Bezo's rocket?
#2 What about residential, you say?

Pick a city, just about any city. Want some coffee w/ that frothy market?

What I wish I knew as an investor 20 years ago??

Speak your truth... even if your lips tremble.

The deals I could have saved $52M+ on:

If I wasn’t so scared... a🧵
In finance MD typically stands for:

Most D*ckish.
Mr Don’t
IDK but managing directors to analysts were the worst

I underwrote a CPG deal, and saw more holes than cheddar cheese.

Presented the findings.... and got told by 2 MD's to pound sand.
What happened?

That company went on to raise:
$52 million dollars
Burn all of it
Return nothing

Is it bad to say I told you so at that moment? Ya....
