First figure is the Block Plan as submitted by the Landowners Group. It's not in compliance with the PPS, Greenbelt Plan, CAA.
The second figure is the Secondary Plan approved by Council in 2019, reaffirmed by the tribunal approval in 2021 (OPA 50) 2/x

Landowners never had any attention of complying w/ the Secondary Plan as approved by Council & reaffirmed by 2021 tribunal decision. Always planned illegal #Greenbelt parks...As is evident by this 2017 figure 3/x

#ROPA7 is never approved but becomes a policy of #YorkRegion's Official Plan approved by @SteveClarkPC Nov 4, 2022. Policy allows active parklands as approved by lower-tiers. Minister Clark enables @City_of_Vaughan @cityofmarkham to do his dirty work...6/x

#Greenbelt removals announced Nov 4, 2022 same day as #YorkRegion's Official Plan. Double hit:
1) policy specific to areas in #Markham #Vaughan downgrades protection of natural heritage that comes w/ prime agr. designation
2) + adjacent Greenbelt parcels removed, zoned rural 7/x

Back to Block 41. Slew of technical issues. Landowner seeks #Greenbelt incursions above & beyond what new policy allows. Appear to be building roads just to advance development onto the #Greenbelt & putting parks in natural hazards. Then there is the #MZO that provides no protection for non-#greenbelt natural heritage features except natural hazards... 9/x

Perhaps the most shocking is the lack of regard for safety of future residents and using garden suites as #affordablehousing & noise attenuation to the neighbouring gas plant...10/x

Next time you hear David Wilkes @bildgta, Luca Bucci @OntarioHBA, @SteveClarkPC blame municipalities @AMOPolicy @conont for delaying approvals tell them to take a deep long look inward at their own industry & members...I haven't even touched the servicing aspects yet...11/11
