This is the fundamental misunderstanding professional market analysts are making on this. They dont have to force anyone to sell. They just have to buy enough new homes for 10 or 20 years that it becomes exceedingly difficult for new buyers to enter the market. It's a long play.
They don't need to court people who will be 50-70yrs old and home owners in 2030, 2040. They'll have stymied enough of those under 30 from building enough wealth to be capable of buying a home. They'll need 120k or 150k down just to compete. And they wont have it.
With 10-20 years of this you'll see a perceptual shift in these future generations. Owning a home wont have been a wealth generating tool for a decade or more. They wont even see it that way. So the impetus to own a home wont be there the way it was 20 years ago or even today.
It's similar to how those under 25 don't have a recognition of living in a pre-9/11 world. They don't really know what that means. Theyve only known a post-9/11 existence. It will be the same with home ownership if localities don't stop major investment firms current practices.
So the OP is correct in saying what will make 82 million ppl sell to Blackrock, Vanguard, whoever. No one. But that isnt the angke of attack. Those homes will be 20, 30 yrs old at best by the time a current 5th grader is, say 30yrs old. And he wont likely be offering what will...
Be the likely needed 30% or more as a down payment. And it wont matter to him in the same way it matters to you and I today. The generational shift will have already occured. It will be a post-homeowners world.

This piece gets A LOT right. It fails by quoting "Spy Talk" who attempts to play this down likely bc they are mostly Queen's Creek Rowing Club, and thus rubbed wrong by DIA having this high value defector. Everyone wants him.
